Hazelnut orchards in northern Serbia
The asset is 53 hectares of hazelnut orchards in Čoka, in the north of Serbia. The orchards are run by the team's own agriculture lead, who has managed more than 10,000 hectares over a 25-year career, and they are monitored with sensors in the field.
An orchard is a good test of any ownership model. It takes years to reach full production, its value depends on day-to-day management, and investors cannot visit it every week. They need a clear record of what they own and regular, honest reporting.

What investors own
A digital security, recorded in an investor register
Each investor holds tokens issued by Treesury d.o.o. A token here is a digital security: a unit of the offering whose rights are set out in the whitepaper approved by the Securities Commission. 28,301 tokens were issued in total.
Investors do not buy land or trees directly. They hold a security issued by the company that runs the orchards, on the terms the regulator approved. Their holding sits in an investor register that the issuer maintains and the investor can see on the platform at any time.
The security is an ERC-3643 token, the security-token standard that checks the rules on every transfer. If someone tries to transfer tokens to a person who has not been verified, or who is outside the permitted countries, the transfer does not go through.
How it was structured and approved
- 01
Vehicle and instrument
Treesury d.o.o., a Belgrade company, acted as issuer. The offering was made as digital securities under Serbia's framework for digital assets.
- 02
Whitepaper
The terms, the risks, the use of funds and the rights of holders were set out in a whitepaper, the disclosure document for the offering.
- 03
Regulatory review
The Securities Commission of the Republic of Serbia reviewed the whitepaper and approved it under decision 9/2-101-1900/13-24 on 6 September 2024.
- 04
Rules built into the security
Who may hold the tokens, and from where, was configured in the security itself before the first investor was onboarded.
- 05
Issue and close
The offering was declared successful on 10 April 2025 and is now closed.

Today
What is running now
Closing the offering was the start of the work, not the end. STO1 runs today on the team's own platform as ERC-3643 security tokens on the Polygon network. The token contracts are the unmodified T-REX (ERC-3643) reference suite, independently audited by Hacken in 2023.
The issuer console holds the investor register and handles register changes, compliance checks on transfers and reporting to holders. Distributions to investors are administered through the same platform when they fall due under the whitepaper terms, so payments go to the people recorded in the register.
This is the part of an offering most owners underestimate. Investors expect the register, the documents and the reporting to stay accurate for as long as they hold.
Questions we get about STO1
Can I still invest in STO1?
No. STO1 is closed. It is shown here to illustrate what the team has built and run, not as an offer.
Does the STO1 approval cover my project?
No. The approval was granted to Treesury d.o.o. for its own offering only. A client offering needs its own structure and, where required, its own approval.
Why are there no projections on this page?
This site describes our technology and advisory work. Offering terms are set out in the approved whitepaper, which is the only place they belong.
Was the platform built for STO1?
Yes. The team built the platform to issue and run its own offerings. STO1 was its first live regulated deployment, in 2024.
STO1 was issued by Treesury d.o.o. under its own approval from the Securities Commission of the Republic of Serbia and is shown to illustrate capability, not as an offer. It is closed. Nothing on this page is an offer or solicitation to buy any security. Asset Tokenization is a technology and advisory provider and does not act as issuer, offeror, broker or investment adviser for clients.
