For small developers and property owners
Raise money for a renovation, a residential building, resort or a logistics unit. You can offer many investors a small share of the project, such as a share of the rent. You run the offering on the Asset Tokenization platform: your own investor portal, your investor register and the payout instructions to your investors. Our team sets it up with you and supports you for as long as it runs.
Small developers usually depend on a bank loan plus their own money, and the bank decides how much, on what terms and against which security. A strategic investor or fund can be a strong partner too. An offering adds another route: many investors, each with a smaller share.
With a tokenized offering, the building is usually held in its own company. Your business then offers investors small shares of that company, a share of the rent, or a note paid from the rent or the sale. Each holding is recorded as a digital unit called a token in one investor register. Depending on the structure, investors share in how the property performs instead of you making fixed monthly loan repayments. Tenants, neighbours, local professionals and investors abroad can all take part in small amounts. Many projects combine this with a smaller bank loan.
It is still a regulated offering. It needs a proper structure, approved documents, identity checks and regular reports on the building, its rent and its costs. The platform does the routine work and our team helps with the setup, so it is simpler for you. It still takes weeks of preparation, and money comes only if investors choose to invest.
Typical plan for one offering in a known country. Time for the regulator's review comes on top.
A call about the building or site, what the money is for, your permits and your timeline.
Our team checks the project, the numbers and the rules that apply, and gives you a written Go, Conditional Go or No-Go.
Usually a separate company holds the property. We design what investors get, for example a share of rent, and model good and bad cases. Qualified counsel sets up the legal side.
Offering documents, including the valuation and permits, are prepared and, where required, approved. We configure your investor portal on the platform, in your brand, with the investor rules built into each token.
You present the project to your network, future tenants and local investors. Investors sign up in your portal, verify their identity and pay online, and you follow every subscription in your console. We make introductions where agreed.
Report and pay: You publish updates on building progress, occupancy, rent and costs in your portal. The platform keeps the register and calculates and instructs payouts to investors under the terms.
A general comparison. Many property projects use both.
| Bank loan | Offering to many investors (tokenized) | |
|---|---|---|
| What you give up | Nothing in ownership, but the bank takes a mortgage on the property. | What you choose to offer: shares in the property company, a share of rent or a note. |
| Repayments | Fixed monthly repayments, including while the building is empty or under works. | Set by the terms. Investors can share in rent or sale proceeds instead of fixed monthly repayments. |
| Collateral | The property itself, often plus your personal assets. | Not required in a way a bank typically requires it, depending on the structure. Investors rely on the terms, the documents and your reporting. |
| Who can invest | One bank. | Many investors, at home and abroad, in small amounts, within the rules. |
| How long it takes | Weeks to months. | About 12 weeks to launch, plus regulatory review time. |
| Paperwork and reporting | Valuation, application, then statements to the bank. | Valuation, approved documents, identity checks and regular reports to all investors. |
| What happens after | You repay until the loan ends or you sell. | You report and pay investors. Shares can move between approved holders within the investor rules. There is no open market for them on our platform today. |
General comparison only. Actual terms depend on the lender and on the structure, which is confirmed by qualified local counsel.
The platform does the routine work, our team sets it up with you, and you stay in charge of running the building.

What investors get, how rent or sale money is shared and how it looks in good and bad cases, then set up as the payout rules in the platform.
The property company and the documents, set up and confirmed by qualified local counsel.
Your investor portal, identity checks through integrated providers, the register, payout instructions and documents, with a console for you and your team. The platform
Works, tenants and costs stay with you, as they do today.
Progress, occupancy, rent and costs, published in your portal on the schedule in the documents.
See how property companies, rent shares and notes usually work as digital securities, and which rules tend to apply.
Not necessarily. You decide which rights come with what you offer. With a share of rent or a note, day to day decisions stay with you, within the terms in the documents. With shares in the property company, voting rights are set in the documents, within company law.
The documents say in advance what happens, for example a minimum amount below which money goes back to investors, or a smaller first phase. We plan this with you, and with your bank if it is also lending.
Offerings like this are possible in many countries under different rules and size limits. Our own offerings were approved by the Securities Commission of the Republic of Serbia. For yours, the feasibility review checks your country, and qualified local counsel confirms the structure.
What the terms say: their share of rent or sale proceeds, and honest reports. If the building is empty or costs rise, what investors receive follows the terms, and they should know that from the start.
Many crowdfunding sites pool you with other projects on their own platform and under their brand. Here the offering is yours, on your own investor portal, with your own investor register. In some countries a licensed crowdfunding platform can still be one of the ways to offer it.
It depends on the project, so we quote in writing after the one week review. The quote covers the raise and the years after it separately, so you see both before you commit. Legal counsel, valuation, audit and identity checks are paid directly to the independent firms that do them, and we do not mark them up. If your raise is small enough that a bank loan alone would be simpler, we will tell you in the review, before you have spent anything.
Yes. Many projects combine an offering with a smaller bank loan. The bank will usually want to see the structure, so we involve it early in the planning.
No. What your investors receive is a regulated security, with rights written in the documents, not a coin. Where the law requires it, the offering has to be approved by a financial regulator before anyone pays. The token only describes how ownership is recorded. What a holding is worth depends on your property, not on speculation.
